- Strong smelling fruit (e.g. Durian, Tarap, Jackfruit and Bambangan) are not permitted.

- No parties/decorations/outside food catering is allowed inside the villas/suites.
- We are 35 KM (about 45 minutes drive) from Kota Kinabalu International Airport. We recommend guests to rent a car for ease of travelling between the city.
- There is a 7 KM beach and 2 swimming pools at Borneo Beach Villa and Suite. Please be advised that there is no lifeguard on duty. You must take notice of the flag signs along the beach. Life jackets are available for rental if required.
- Proper swimming attire is required at the public swimming pools.
- Borneo Beach Villa and Suite is surrounded by nature and you may spot monitor lizards, birds, squirrels, beetles and other insects. Please do not touch or go near them.
