About Us

Borneo Beach Villa & Suite is a peaceful beachfront nature retreat on the Karambunai Peninsula, offering unblocked sea and sunset views surrounded by tropical greenery, with Mount Kinabalu visible in the distance. We are approximately 45 minutes from Kota Kinabalu International Airport and 30–40 minutes from the city centre.

Our villas and suites are individually owned and furnished, so layouts, furnishings and décor may vary. Each unit offers air-conditioned bedrooms, a comfortable living area and a basic kitchen with essential utensils.

Surrounded by tropical greenery, occasional encounters with insects and small wildlife are a natural part of staying close to nature.

BBVS operates on self-check-in and is ideal for guests seeking space, nature, ocean views and a peaceful tropical beachfront experience. Additional restaurants, groceries and convenience stores are available about 15 minutes away by car.

How to Get Here

Borneo Beach Villa & Suite is located on the Karambunai Peninsula. We are approximately 45 minutes from Kota Kinabalu International Airport (BKI) and 30–40 minutes from the city centre, depending on traffic conditions.

From the Airport

• Metered taxi or ride-hailing services (e.g. Grab) are available at the airport. Estimated fare to the villa:RM50 - RM80
• Car rental is recommended for guests who wish to explore Kota Kinabalu and surrounding attractions independently. All major rental companies are available at the airport.
• Private transfers can be arranged upon request — please contact us in advance for assistance.

Driving Directions

From Kota Kinabalu city centre, take the Jalan Tuaran highway northbound. Follow signs towards Karambunai and turn off at Jalan Sepanggar Bay. Click at the button below for directions.

Food & Dining

• Basic Kitchen: Every unit features a basic kitchen equipped with essential utensils, a refrigerator, a microwave, and a kettle.
• In-Room Dining: Enjoy our in-room dining service, offering breakfast, lunch, dinner, and light meals delivered directly to your villa or suite. Advance ordering is required.
• Water Filter & Amenities: Water filter installed in all pool villas. Please note that bottled water is not provided in any of our villas or suites.

Check-In & Check-Out

Guests are kindly requested to vacate the villa by check-out time to allow our housekeeping team to prepare for arriving guests. If you require luggage storage after check-out, please let us know.

General Information

To ensure the comfort of all guests and the integrity of our beautiful surroundings, we kindly ask all guests to observe the following house rules and guidelines.

House Rules

• This is a self-check-in property. Access codes and instructions are sent in advance — please do not share your access code with unauthorised persons.
• No outside visitors are permitted without prior authorisation from management.
• No pets allowed on the property.
• Strong-smelling fruits (e.g. durian) are not permitted inside the villas or on the covered terrace areas.
• Strictly no smoking inside the villas. Designated smoking areas are available outdoors.
• No parties, events, or large gatherings. The property is designed for private, quiet enjoyment.
• Please respect the surrounding natural environment and neighbouring properties — keep noise levels low, especially between 10 PM and 8 AM.

Beach & Pool Safety

• Guests swim at their own risk. No lifeguard is on duty.
• Children must be supervised by an adult at all times near the pool and beach.
• Appropriate swimming attire must be worn in pool areas. No street clothes in the pool.
• Please shower before entering the pool.
• The beach is accessible via our private beach path — guests are reminded to take care of the natural environment and avoid leaving litter.
• Sea conditions can change. Please check with our team if you are unsure about swimming conditions on any given day.

Wildlife & Greenery

Surrounded by tropical greenery, occasional encounters with insects and small wildlife are a natural part of staying close to nature.

• The Karambunai Peninsula is home to a rich variety of wildlife including monitor lizards, long-tailed macaques, sea eagles, and various reptiles and insects.
• Do not feed or approach wildlife. Maintain a respectful distance at all times.
• Secure all food and waste to avoid attracting animals to the villa.
• Any wildlife concerns or sightings should be reported to our team immediately.
